Starting Situation

The project for conversion and renovation was developed based on a historical analysis. The continuously grown and typical building sections as for example the main building, the Leist wing, the economic wing, and the courtyard and garden terrace, will remain clearly visible. The hotel use will be refocused on the main building, the courtyard terrace, the courtyard and the economic wing. The Leist building will be remodeled for commercial use in the two lower floors and apartments in the upper floors. The hotel will stay in the main building. Under the hotel concept, a four-star boutique hotel, which will base its design on preserved elements of the hotel’s history, will be established. Thanks to the expansion of the attic, the hotel will be able to provide a total of 28 spacious rooms. The already extensive food and beverage area containing the restaurant “Ambassadorenstube”, a foyer and the great hall on the first floor and a bar on the ground floor, will be continued.

Utilization Concept

Changes on the main building will be limited as only a soft renovation is planned. Procedures on the support structure are solely necessary for installation of the elevator, the area for the bar and reception, expansion of the attic and locally for renewing building systems. The Installation of the Elevator requires the setup of a temporary support of the existing staircase walls and partially cellared areas.

Leist Building

The Leist wing is planned to be disconnected from the present hotel use and to be rededicated to residential use. Therefore all internal walls will be removed while replacing the load-bearing longitudinal walls with a carrying axle consisting of steel beams and columns. The facade however is supposed to remain as preserved as possible and will solely be adapted to modern energetic standards. In order to improve acoustic insulation, bearing capacity and suitability (vibrations, deflections), the existing wooden beams will be reinforced by applying layers of concrete. The existing intermediate building in the courtyard will be dismantled and replaced by a new central unit in exposed concrete, containing stairs and an elevator. A mansard roof will be replacing the existing roof.

Tasks

WAM accompanies the conversion and restoration of hotel “Krone” as structural engineers (bracing, demolition, reinforcement and expansion). The construction requires an intensive construction support. The components have to be assessed individually (structural safety and suitability) and appropriate reinforcement measures have to be determined.
